CHARLOTTE / THE MARKET IN CONTEXT
A place to start.
A home to investigate.
September 2026 reference · Source published 2026-10-23 · Checked October 24, 2026.
City of Charlotte; distinct from Mecklenburg County and the sixteen-county Charlotte region. Existing single-family homes, condominiums and townhomes reported by Canopy MLS. September city-level existing-home observations, not the county or regional series, an appraisal, today’s inventory or a lender offer. Original market source ↗
Put the Charlotte home and the household in one budget
This edition’s worked example uses a $450,000 purchase, $90,000 down, a 6.5% annual rate and 30 years. Its $4,800 annual tax and $1,800 annual insurance inputs are illustrative allowances, not Charlotte averages. Association dues, mortgage insurance and extra principal begin at zero until you enter them. Add the actual property’s recurring charges, then keep maintenance, utilities and reserves in your household plan. Your financing goal should fit the whole budget, not only the note payment.
Put this into my plan ↗Read the city series rather than blending the region
Canopy MLS’s September 2026 city-level observations show a $420,000 median sales price, 875 closed sales and an average 49 days on market. The release’s stated publication date is October 23. Its City of Charlotte figures are separate from Mecklenburg County and the sixteen-county region. The series covers existing single-family homes, condos and townhomes. Compare the correct property type and actual comparable sales before interpreting the median as context for one home. Original Canopy MLS release ↗
Put this into my plan ↗Build the combined property-tax allowance
Mecklenburg County’s tax guidance explains that a total bill can include county and municipal tax plus applicable solid-waste fees. A county rate alone is not the complete cost of owning a City of Charlotte home. Match the parcel, tax year, municipality and applicable fees, then enter a documented recurring total. This calculator does not apply a county percentage to your purchase price or determine an assessed value. Keep any settlement adjustment separate from the annual allowance. County tax-bill guidance ↗
Put this into my plan ↗Confirm which side of the boundary you are buying on
The Charlotte region spans communities in North Carolina and South Carolina, while this edition focuses on Charlotte, North Carolina. Verify the actual property’s state, county and city before using a tax bill, assistance program or closing checklist. A regional search result does not make one state’s rules apply to another. Keep the correct jurisdiction with every saved scenario, and ask the closing professional to review transaction-specific obligations before committing money.
Put this into my plan ↗Track due-diligence money and earnest money distinctly
Ask your North Carolina transaction professionals to explain each deposit, fee, recipient, due date and contractual refund or credit treatment before you pay. The Real Estate Commission’s 2014 due-diligence bulletin provides background; confirm the current form and your actual terms. Do not assume every payment has the same protection or that a financing problem automatically returns it. In the cash-to-close model, deduct a payment already made only when it is actually credited toward the modeled closing amount; otherwise track it separately to avoid understating cash. Put this into my plan ↗Investigate flood information before the insurance quote
Charlotte-Mecklenburg Storm Water Services offers flood information and official mapping resources. Use the correct parcel and ask which current map, development restrictions and additional investigations matter for the home. A map screen or this guide cannot issue a flood determination or promise that water damage is insured. Obtain the appropriate professional findings and a property-specific coverage quote before treating an insurance allowance as complete. Charlotte flood information and maps ↗
Put this into my plan ↗Compare coverage as carefully as the premium
North Carolina’s insurance department advises checking the policy’s actual covered perils and whether wind, hail or flood require different coverage. Obtain the dwelling limits, exclusions, deductibles and proposed annual premium for your home. A lower quote may cover a different set of losses or leave more cash for you to fund after an event. Keep the premium in the monthly budget and any deductible/emergency reserve in a separate cash plan. NC insurance guidance ↗
Put this into my plan ↗Check House Charlotte against the actual purchase
The City of Charlotte describes homebuyer education and House Charlotte assistance, administered through program resources and partners. Confirm the current location, income, property, education and funding requirements with the actual program. Published overview text, older videos and detailed product terms can refer to different dates or options. Do not turn a headline maximum into your expected award. Keep the program’s current written offer and all repayment or forgiveness conditions with your closing plan. City homeownership resources ↗
Put this into my plan ↗Keep state assistance terms separate from city terms
The North Carolina Housing Finance Agency publishes community homebuying programs and assistance resources. A state option and a city option are not interchangeable, and combining assistance requires confirmation from the programs and lender. Ask for the actual first-loan terms, any subordinate balance, funding status and repayment conditions. Compare the documented result with an unassisted purchase; a smaller initial cash requirement does not automatically mean less total debt or a cheaper loan. NCHFA community programs ↗
Put this into my plan ↗Read the obligations behind a condo or townhome
For an attached home, obtain the association’s current dues, budget, insurance, reserves and assessment information. Confirm which exterior, maintenance and insurance responsibilities remain with you. Model a known assessment using the condo workspace rather than hiding it in a general monthly allowance. Dues that include an item should not have that same item counted twice. The calculation does not determine project approval, legal document compliance or the likelihood of future repairs.
Put this into my plan ↗Bring written loan offers onto the same timeline
Compare lender offers for the same amount, term, occupancy, lock period and date. The CFPB’s Loan Estimate guidance helps you find the fees and cash terms that belong beside the interest rate. Use your intended ownership period to compare points, interest and remaining balance. If you are unsure how long you will stay, run a shorter and longer scenario. A lower advertised rate is not automatically the lowest total cost for your actual plans. Loan Estimate comparison guidance ↗
Put this into my plan ↗Make the next conversation about your goal
Use MITEY’s optional enquiry to explain the purchase, refinance or investment you are considering. Keep your city and page context with the request. Sharing the calculator assumptions is a separate choice; the enquiry consent does not itself authorize forwarding your details to another provider. MITEY remains the public brand, with any introduction subject to confirmed availability and permission. Ask for options and a clear cost comparison, without assuming approval or a guaranteed lowest rate.
