YOUR FOCUSED DECISION DESK
Build a home budget that includes more than principal and interest.
Questions to take into the decision
- What is the full monthly ownership cost?
- How does a different down payment change liquidity?
- What happens if you sell, refinance or pay principal early?
Build the evidence before the estimate
- Property-specific tax and insurance estimates
- Association charges and assessments
- Loan Estimate and closing budget
The portal's focus changes the tools and questions. Loan arithmetic stays consistent across the network.

CHARLOTTE / CLEAR ANSWERS
Keep the local questions in view.
Is the Charlotte market snapshot county-wide?
No. The displayed observations are for the City of Charlotte in the September 2026 Canopy MLS release. The county and sixteen-county regional series are separate.
Does the county tax rate cover my whole Charlotte bill?
Confirm the actual bill. County guidance describes municipal taxes and applicable fees in addition to the county component. The example’s tax allowance is manually entered.
Is assistance or a deposit refund guaranteed?
No. Assistance depends on current written program terms and eligibility; deposit and fee treatment depends on the actual contract. The calculator does not make those decisions.
